Clint Eastwood visited the Carmel-by-the-Sea area for the first time in 1951 when he was stationed at nearby Fort Ord as a young cadet. He loved the area so much that he began buying up tracts of land along the coastal hills and Malpaso Creek in the late 1960s and 1970s, eventually expanding his holdings over several decades to a 2,000+ acre property.

Known as Teháma, a well-established community in the mountains above Carmel-by-the-Sea and Monterey, California, the actor began investing in the land in the 1960s after falling in love with the coastal area. In 2007, when speaking to Land Report about his large inheritance and love for the area, Eastwood shared, “I’ve always loved Carmel.“His first investment in the area nearly 40 years ago was “a small house as a weekend getaway,” according to the interview, which was the first of many that now amass the sprawling 2,000-acre community preserve. Another important addition to this acreage was the Mission Ranch, which he purchased in 1986. Meanwhile, developers plan to build more intimate condominiums on a historic 1850s dairy farm. Eastwood rose during his tenure as mayor of Carmel and purchased a 22-acre farm for approximately USD 5.5 million. He later restored historic buildings and legally protected the surrounding wetlands from future development. The farm now operates as a thriving hotel and restaurant.

Around 1995, the star sold about 280 acres of shoreline that he owned, located along Malpaso Creek in Monterey County, for USD 3.08 million using California Proposition 70 conservation funds. The land was then placed under a permanent conservation easement, removing all rights to future residential development. According to the Teháma Carmel Community’s official website, Eastwood also founded the area and made it a sustainable community center during his tenure as Carmel mayor. During that time, he contacted Alan Williams and later hired him as a consultant. They came together to create a sustainable community as a way to use his 2,000 acres of land.Later, in 1997, upon learning of commercial development plans at the mouth of the Carmel River, Eastwood acquired and donated 134 acres of the historic Odello Artichoke Fields, valued at approximately USD 6 million, to the Big Sur Land Trust. This eventually formed the core of the Carmel River restoration project, another major project supported by Eastwood.

85% of the world remains wild and untouched by human development

The sustainable community was finally established in 1999, with more than 1,700 hectares of the 2,000 hectares permanently set aside to protect open space, meaning about 85 percent of the land will remain wild and untouched by commercial development. Not only that, but development plans are limited to 90 single-family homes spread over only 300 acres, leaving the vast oak forest and wildlife areas intact and untouched.When talking to Land Report about this, Eastwood shared, “It’s been amazing how the wild turkeys have done. The deer are multiplying like crazy. They’re down a lot. They’re just hanging around for free food. There’s a lot of wildlife there, especially as we’ve gone into the golf course.
